Scope

Large-scale mixed-use hospitality resort at northern Red Sea: diverse residential typologies (luxury villas, regular villas, service apartments, bungalows), hotels, entertainment facilities including Wild Wadi Aqaba waterpark, organized around 1.5km engineered artificial lagoon with man-made breakwater. Complete infrastructure to world-class resort standards.

Challenge

Integrate diverse programmatic functions into coherent master plan for Aqaba tourism destination. Balance traditional Arab city charm with modern resort refinement. Accommodate wide price range while maintaining cohesive character. Engineer artificial waterscape as development focal point.

Approach

Master plan organizes neighborhoods with distinct architectural characters. Entire development wraps around 1.5km artificial lagoon. Engineered breakwater enables lagoon. Infrastructure designed to international resort standards. Integrated entertainment including Wild Wadi waterpark. Architectural strategy references traditional Arab urbanism.

Project Description
The Boulevard is the mixed use artery of Amman’s new downtown. It includes hotels, offices, residences, retail uses and was designed to attract a flow of pedestrians intrigued by its programmatic variety. The project is currently one of the most successful public spaces in Amman, and is adopted by local communities as a focal point for commercial and civic activities.
The Brief
Abdali Boulevard Company aimed to achieve two objectives:
• Creating a prime pedestrian experience in Amman
• Developing a district that is economically attractive to investors coming from multiple industries (hospitality, corporations, retail, etc.)
Our Response
Laceco responded to the above objectives by:

• Designing a consistent urban framework that nevertheless provided a diversity in the individual architectural character of buildings
• Curating a seamless pedestrian experience in a site that had a challenging topography and was exposed to dominant winds
• Anchoring the site along three platforms linked to each other by a continuous game of terraces, stairs, suspended bridges and esplanades that gently slope down the length of the development
• Conducting value engineering and cost optimization studies to preserve economic viability of the development

Our Response

Laceco responded to the above objectives by:

Designing a consistent urban framework that nevertheless provided a diversity in the individual architectural character of buildings.

Curating a seamless pedestrian experience in a site that had a challenging topography and was exposed to dominant winds.

Anchoring the site along three platforms linked to each other by a continuous game of terraces, stairs, suspended bridges and esplanades that gently slope down the length of the development.

Conducting value engineering and cost optimization studies to preserve economic viability of the development.

Our Response

Laceco responded to these requirements by designing a master plan that accommodates different land uses and products covering a wide range of price points. In the master plan are neighborhoods with different architectural characters that reflect the diverse uses of the development such as luxury villas, regular villas, service apartments, hotels and bungalows. The entire development wraps around an artificial lagoon that becomes the focal point. Laceco engineered the 1.5km man- made breakwater, ensured that the infrastructure serving the development was aligned with the standards adopted in world class resorts and integrated unique entertainment features like the Wild Wadi Aqaba waterpark.
